.HE RANCH LEASE
This lease is made between {LESSOR_NAME_ADDR}. {OWNER(S)} of the
leased premises, hereinafter referred to as LESSOR, and
{LESSEE_NAME_ADDR}, hereinafter referred to as LESSEE, for the
purpose of arranging for the lease of the following property for
farming and livestock grazing purposes:

LESSOR also grants to LESSEE the right to use the leased premises
for hunting, fishing and other recreational activities including
the exclusive authority to sub-let the premises for those purposes.
The lease is subject to the following terms and conditions:

LESSOR hereby reserves the exclusive right to use the leased
premises for hunting, fishing and other recreational activities
including the exclusive authority to sub-let the premises for
those purposes.
The lease is subject to the following terms and conditions:
.TX5 *** TERM OF LEASE, RENT AND PAYMENT ************************
{!P}. TERM OF LEASE. The term of this lease shall be for
{LEASE_TERM}, beginning {START_DATE} and terminating {END_DATE}
with an option for LESSEE to renew the lease for an additional
five-year term at a rental based on the market value of the
leased premises at that time. LESSEE agrees that he will possess
and occupy the ranch continuously during the term of the lease
and surrender possession and occupancy of the premises peaceably
to LESSOR or to his successor lessee(s) at the termination of
the lease, with the exception of unharvested crops, if any, which
shall continue in lessee's possession and control until harvested
but in no event later than July 1 of the year of termination of
the lease.
LESSEE shall notify LESSOR on or before {RENEW_DEADLINE} whether
it is his intention to exercise his option to renew the lease for
another term or to yield possession of the ranch to LESSOR at
the conclusion of the current term.
{!P}. RENT. Lessor agrees to pay, as consideration for the
lease, the sum of {RENT_AMOUNT} per {RENT_PERIOD}, payable as
follows:

.TX6 *** RIGHT OF ENTRY & SURFACE DAMAGES, RESERVATION OF *******
{!P}. RIGHT TO ENTRY. LESSOR reserves the right of him, his
lessees, assigns or guests to enter the ranch at reasonable times
for the following purposes:
(a) for consultation with LESSEE,
(b) for making repairs, improvements and inspections,
(c) for developing mineral resources,
(d) for caring for acreage of the ranch not included in the
lease such as CRP acreage, and
(e), after notice of termination, for customary seasonal
work required for the proposed change of possession.
It is agreed that any such entry on the leased premises shall not
interfere unreasonably with the LESSEE in carrying out his regular
ranching operations.
{!P}. SURFACE DAMAGES. LESSOR reserves all rights to any
damages or other compensation which shall be or become due the
surface owner or tenant for damages to vegetation trees, fences,
buildings, roadways or other improvements (other than crops
belonging solely to LESSEE, including grass seed crops) and for
damages to their share of any crops on the leased premises which
may result from operations of any other lessee of the premises,
the operations of any lessee of mineral interests therein, or the
actions of any other person.
.TX7 *** ASSIGNMENT BY LESSEE NOT PERMITTED WITHOUT CONSENT *****
{!P}. NO RIGHT TO ASSIGN. The LESSOR does not convey to the
LESSEE the right to assign this lease to any person or persons
without their express written consent.
.TX8 ** TERMINATION ON SALE & LESSEE'S RIGHT OF FIRST REFUSAL ***
{!P}. TERMINATION ON SALE WITH FIRST RIGHT OF REFUSAL. If the LESSOR,
his heirs or assigns, desire to sell or otherwise transfer
title to the ranch during the term of this lease then LESSEE
shall have the right to purchase the ranch for the same price for
which LESSOR is willing to sell to any other person. If within
fifteen (15) days after notice in writing from the LESSOR to
LESSEE of his intent to sell at a specified price, the LESSEE
fails to exercise his option to buy, then in that event, this
lease shall be subject to termination by the ranch owner on not
less than ninety (90) days notice to LESSEE following acquisition
of title. If the lease is not terminated during such ninety (90)
day period by the purchaser, or purchasers, such sale shall be
subject to the terms of this lease which shall be binding on both
the LESSEE and the new ranch owner.
.TX9 *** HEIRS, SUCCESSORS & ASSIGNS, BINDING ON ****************
{!P}. HEIRS AND SUCCESSORS. The terms of this lease shall be
binding upon the heirs, executors, administrators, and successors
of both LESSORS and LESSEE in like manner as upon the original
parties.
